BURR RIDGE, IL – The Burr Ridge Plan Commission this week unanimously rejected a proposed townhome development on vacant land along Burr Ridge Parkway.

The commission considered the 15-unit development too dense, as evidenced by the number of zoning exceptions requested, according to village documents. The panel also deemed the architecture and the width of a proposed road inappropriate.

On Monday, the Village Board, which has the final say, plans to consider the commission's recommendation.

The development was proposed by Burr Ridge's McNaughton Development, which has built subdivisions in the village and elsewhere.

It's been a challenging year locally for the company. In December, Burr Ridge officials criticized the developer for a gift cards-for-praise scheme as part of its effort to get approval for a subdivision.

The latest development, called Villas of Lakeside Pointe, would have been on the 4 acres of vacant land at the southeast corner of Burr Ridge Parkway and Bridewell Drive, which runs along Interstate 55. The townhomes would have been next to the Marriott hotel and another McNaughton subdivision, Lakeside Pointe.

The new development would consist of townhomes starting at $775,000, according to the developer's proposal.

McNaughton Development had said it aims to start the project in the fall, pending approvals. The project is expected to be finished in summer 2025.

At Monday's Plan Commission meeting, Brendan Penny, attorney for the vacant land's owner, said it's been challenging to sell the property along Burr Ridge Parkway and that proposals for developments have come before the commission before.

Penny said the property owner believes McNaughton is a quality developer with a plan beneficial for neighboring property owners, according to meeting minutes.
